Award-winning north London architect has won planning permission to create two contemporary new homes from one existing property in the popular London neighbourhood of St John’s Wood
KSR Architects has won planning permission to replaced a large detached house with two luxury family homes on a somewhat awkward L-shaped plot in St John’s Wood.
The innovative practice, which has 30 years’ international experience and a creative approach to its design briefs, has created a proposal to maximise the potential of the tricky plot, resulting in 23b Grove End Road.
‘The site was very difficult to unlock as it has no street frontage,’ said Guy Ailion, partner at KSR Architects. ‘Our client was looking for the highest design quality, and our ambitious proposal makes the most of the development potential of the site.’

The contemporary semi-detached 500 sq m dwellings, which lie outside the St John’s Wood conservation area, will be laid out over three floors, including a single basement level with individual car stackers to provide parking space for two cars.
The basement levels – an increasingly popular way to create more space in London homes – will provide luxury leisure and entertaining facilities including a cinema, games and media room, wine cellar and utility room.
The ground floor gives itself over to the generous family dining and living space, which will open onto the neighbouring gardens, laid out in interlocking L-shapes to maximise the space. Designed as expansive outdoor rooms, the gardens will have decking areas, offering an extension to the reception rooms, as well as grassy areas and lush greenery to soften the high walls.

The contemporary front façade gives each five bedroom house a polished signature to blend perfectly with the surrounding homes in the affluent St John’s Wood.
A hand-made, dark brick is proposed, similar to that found in the neighbourhood, although longer and thinner in proportion to compliment the contemporary design. Sections of hardwood cladding add extra warmth to the development’s frontage and link creatively with the garden design.
The new homes are also energy efficient, incorporating various passive measures to reduce the energy demand, including photovoltaic cell panels – which absorb sunlight as a source of energy to generate electricity – on the roof, and a low-energy building services system.
